One title, two street frontages. The default on a site like this is one house at the front and a second buried behind it on a battle-axe handle — a compromised rear dwelling, a shared driveway, and a valuation gap between the two halves that never closes.
We designed two detached dwellings that each address a street, so each has its own frontage, its own garage and its own street number. Strata subdivision made the separation legal rather than cosmetic: the second dwelling sold as a freestanding four-bedroom home, not as half of a duplex.
The balcony was the part that took work. Council came back asking for changes to the first-floor design; we amended the plans, answered the request and the approval followed the next month. The same modification cleared a condition that had been holding up construction.
