The site. New-release lots in Badagarang, on the Shoalhaven coast — flat, serviced, and with the estate’s own design controls sitting alongside the Housing SEPP’s Low Rise Housing Diversity Code. Getting both to agree is the whole job on lots like these.

The design. Attached pairs, each dwelling with its own frontage and garage, planned so the same set works on both lots with the driveway and stormwater discharge resolved per lot. One of the two is set up for a later Torrens subdivision.

The approval. Complying Development Certificates through a private certifier, with the Roads Act s138 crossing and stormwater approvals and the Local Government Act s68 approvals run with council in parallel. Infrastructure contributions were the Illawarra–Shoalhaven housing and productivity contribution only — no council s7.11 or s7.12 on this estate, which is worth knowing before you price a lot here.
