Two attached dwellings on a sloping R2 block in Sylvania, lodged as a development application with Sutherland Shire Council.
The site. 725 m² zoned R2 Low Density Residential under the Sutherland Shire LEP 2015, falling roughly 6.5 m from the street to the rear boundary, with a drainage easement along one side. The floor space ratio cap is 0.55:1 and the landscaped-area minimum 35%; the scheme lands on 398 m² of gross floor area, right on the cap, with landscaped area at 38%.
The design. A mirrored pair on a party wall. Each dwelling steps down the fall in three split levels — garage, kitchen and living at street level, bedrooms above, and a rumpus and store at the lowest level opening to a patio and a pool. Four bedrooms each, a laundry chute through all three levels, 2° skillion roofs behind parapets, white render and horizontal cladding. The pools sit at the bottom of the fall, where the ground is already at the right level for them.
The approval. Development application lodged in September 2026 after settling with council how gross floor area is measured on a split-level section. Landscape, stormwater and BASIX packages were prepared by the project consultants; the assessment is under way.
