The site. 697 m² zoned R2 under the Sutherland Shire LEP 2015, 15.24 m wide, with a sewer main across the block and a power pole at the frontage. Subdividing an attached dual occupancy into two lots means every control applies twice: a 0.55:1 floor space ratio on each 348 m² lot, 35% landscaped area on each, a 7.5 m front setback and a rear setback that grows with the upper floor.

The design. A mirrored pair on a party wall, 7.62 m each. A basement garage with a boat store and a 3 m door, reached down a ramp; kitchen, living, dining and a guest bedroom at ground level opening to a pool; three bedrooms and a second living room above, with a lift serving all three levels. Vertical timber cladding and white render under a 22° Colorbond roof, and planter boxes along the rear screening the upstairs windows from the neighbours. Each side lands at 191 m² against a 191.6 m² cap, with 37.5% landscaped area.

The approval. Development consent from Sutherland Shire Council in November 2025, with the two-lot subdivision and a Roads Act approval for the pair of driveways. Council’s traffic questions on the ramp were answered by the project’s traffic consultant before determination.
