A split-level Cronulla house that needed a fourth bedroom and a second living room without giving up the pool or the yard — a new level over the existing roofline, approved as complying development and modified the same way.

A first-floor addition over an existing split-level house in Cronulla, approved as complying development and modified the same way.
The site. 576 m² zoned R2 under the Sutherland Shire LEP 2015, with a house already spread across a garage level, ground and upper-ground floors, and a pool in the yard the owners wanted to keep. The Housing Code sets the numbers: 294 m² of floor area available, an 8.5 m height limit, a 1.5 m side setback and an 8 m rear setback for the upper floor.
The design. A new level on top rather than out the back. Two bedrooms, one with a walk-in robe, a bathroom, a study on the landing and a 29 m² living room with a balcony to the street, under a 25° roof clad to match the house below. Three skylights and a sun tunnel light the middle of the plan. Floor area finishes at 272 m² against the 294 m² cap and landscaped area at 33% against a 20% minimum.
The approval. Complying development certificate issued by a private certifier in 2025, with a modification approved in March 2026 for the revised upper level. The ridge was brought under the 8.5 m limit before the revised set went in — the check that is cheapest to do before lodgement and most expensive after.
