Coogee heritage alterations and additions

The site. A heritage-affected item under the Randwick LEP, so the DA needed a Heritage Impact Statement alongside the Statement of Environmental Effects, and the additions had to sit behind the original form and read as secondary to it.

The design. The existing front rooms and street elevation are kept; the work goes to the rear, where a rear-lane parking space was explored and shown so the council could assess it — the question on a laneway this tight was whether a car could actually turn in.

The approval. Full DA package — design drawings, survey, BASIX, SEE and HIS by a specialist heritage planner, and a builder’s cost report.
