A two-level extension to a house in Como’s C4 Environmental Living zone, approved by development application and modified while under construction.
The site. 1,012 m² falling steeply from the street toward the water, with trees marked to keep and the 40% landscaped-area minimum the C4 zone attaches to every block. The floor space ratio cap is 0.5:1; the house finishes at 227 m², 0.22:1, with landscaped area at 59%.
The design. Bedrooms and a study on the upper, street-level floor — a new main bedroom with ensuite and walk-in robe, a balcony off the living room — and the kitchen, a second living room, laundry and an alfresco a level down, opening onto a deck built out over the fall. The old red brick is rendered white and the roof replaced in metal at 22°, so the extension and the original read as one house.
The approval. Development consent from Sutherland Shire Council. With the build under way the owners wanted the house and deck longer, a new metal roof and gutter and the render carried across the old brick, so a modification went in under section 4.55 with an arborist’s report for the roofline near a retained gum. Council approved it in February 2026.
