The site. Bundeena sits inside the Royal National Park, so the lot is bush fire prone and heavily treed. That took the job out of complying development and into a DA, with a bush fire assessment and an arborist report as part of the package.
The design. A single-storey dwelling placed to keep the retained trees and their root zones, with the asset protection zone and the vegetation management set out on its own drawing sheet so the plans and the bush fire report say the same thing — the most common reason these applications stall is that they don’t.
The approval. DA to Sutherland Shire Council.
