New Home Design NSW: Architectural Mistakes That Trigger Council Pushback

A new home DA can be straightforward… until it isn’t.

Most delays happen because the design:

  • doesn’t respond to the site,
  • creates neighbour impacts,
  • or produces a poor streetscape outcome. Here are the repeat offenders we see.

1) Garage-first façades

If the garage is the main visual element from the street, the design often gets criticised as:

  • poor streetscape contribution

  • bulky and vehicle-dominated Fixes:

  • recess garages

  • increase entry presence (porch, canopy, landscape)

  • break the garage mass with materials and articulation

2) Flat, unarticulated bulk

Long blank walls and big unbroken roof forms read as overdevelopment.

Fix it with:

  • façade stepping
  • roof articulation
  • window grouping
  • material changes with restraint (don’t make it a circus)

3) Ignoring slope (cut/fill pain)

If a sloping site is treated like flat land, you often end up with:

  • overbearing retaining walls

  • awkward internal levels

  • privacy issues from raised platforms Better:

  • step the building with the land

  • reduce cut/fill

  • use split levels strategically

4) Overlooking and privacy impacts

Upper-storey windows with direct views into neighbour living areas will be flagged.

Design it out early with:

  • better window placement
  • screening
  • setbacks
  • landscaping

5) “Leftover” private open space

A good home has outdoor space that works.

Even in new homes, councils (and buyers) respond well when outdoor space is:

  • connected to living areas
  • sunny and usable
  • not purely side setbacks
