The site. An industrial-zoned lot in Goulburn’s Fife Place precinct, inside a Water NSW catchment — so stormwater was assessed to Water NSW’s concurrence conditions as well as council’s.
The design. Three freestanding units on a shared hardstand, laid out for the largest service vehicle to enter, load and leave in a forward direction, with each building on its own future strata lot.
The approval. DA approved by Goulburn Mulwaree Council in July 2024; a section 4.55(1) modification corrected a condition the following month. Consent conditions include a 22,500 L rainwater tank, two bioretention basins, an operational environmental management plan and a s88E covenant — the conditions a catchment site attracts, and worth pricing in before you buy in one.
