A building information certificate for a house in Burraneer’s E4 Environmental Living zone, where a main-bedroom wing, a pool, a deck and a re-roof had been completed without every approval on record.
The site. 556 m² under the Sutherland Shire LEP 2015 — a 40% landscaped-area minimum, a 0.5:1 floor space ratio and an easement across the block. The house stood at 160 m² of gross floor area, 0.29:1, with landscaped area at 41.7%. The numbers were never the problem; the paperwork was.
The design. No design, in the usual sense. We documented the house exactly as it stood on a phasing legend — existing, and as built — across a site plan, a floor plan, four elevations and two sections, with every element tagged: the main bedroom, robe and ensuite, the pool, its deck, fence and gate, the skylights, the cladding and the new roof. Council could see precisely what it was being asked to certify, and a future buyer’s conveyancer can read the same drawings.
The approval. Lodged with Sutherland Shire Council with a BCA report and a current pool-barrier compliance certificate. The certificate issued in March 2026, a fortnight after lodgement.
